N2 Million Rent in Lekki Now Buys a Room, Not a Flat, Report Finds

By —

Tenants looking for a conventional flat in Lekki with N2 million annual rent may be chasing an impossible target. A property report by Oikus, an artificial intelligence powered property intelligence platform, found that 92 per cent of rental listings at N2 million or less in Lekki are self-contained apartments or individual rooms in shared flats.

The report, obtained by The Punch, analysed 10,857 residential properties listed for rent and sale across Lagos in the third quarter of 2026. It paints a tough picture for workers, corps members and young tenants battling rising rents, agency charges and transport costs.

Salary Cannot Cover the Search

An employee earning N300,000 monthly takes home more than three times Lagos State's N85,000 minimum wage. If that worker allocates 40 per cent of income to housing, the annual rental budget is N1.44 million. That budget can afford only seven per cent of available rental listings.

The report said N2 million annually in Lekki typically secures a room rather than a conventional flat. Advertised rents also understate the real cost. Apartments advertised at N1 million can end up costing between N1.3 million and N1.5 million after agency, legal and caution fees.

One in four properties advertised by multiple agents carried conflicting prices. Only two per cent of listings explicitly indicated that caution fees were refundable. Inspection charges add another burden. Prospective tenants could spend between N50,000 and N100,000 inspecting properties through 10 different agents.

Ajah Offers Cheaper Combined Cost

The report identified Ajah as a comparatively affordable option when annual rent and transport expenses are combined. A mini flat plus annual bus fares costs about N2.63 million around Ajah. The same combination costs N3.1 million in Yaba and N4.73 million in Lekki.

In Ipaja, transport can exceed accommodation costs. Annual bus fares between Ipaja and Victoria Island were estimated at N1.43 million, compared with N1 million for a typical mini flat.

National Youth Service Corps members face a harder squeeze. Two corps members receiving N77,000 each monthly would have an annual housing budget of about N739,000 if they allocated 40 per cent of their combined allowances to rent. That amount falls below the typical cost of self-contained apartments and mini flats in the areas examined.

Oikus also found that nearly half of properties priced between N500,000 and N1 million with disclosed agency fees attracted charges above 10 per cent.

Long Leases and a Proposed Law

Long-term leases could offer savings for tenants who can make large upfront payments. A typical mini flat lease costing N18 million over about 18 years translates to N1 million annually, compared with N2.2 million under conventional yearly rental arrangements.

The findings add pressure on Lagos tenants as accommodation, transport and associated charges consume larger portions of household income. A proposed tenancy bill before the Lagos State House of Assembly seeks to tackle excessive rent increases, questionable agency charges, fraudulent agents and long-standing disputes between landlords and tenants.

For renters, the message is simple. The advertised rent is only the first cost. Agency fees, caution fees, inspection charges and transport can change the true cost of a home in Lekki, Ajah, Yaba or Ipaja.
