Building a house on a N300,000 to N500,000 monthly salary in Nigeria is possible, but only with careful planning, patience and financial discipline. Current 2026 market estimates show a 50kg bag of cement costs between N9,500 and N13,000, a 9-inch block goes for about N750 in Lagos, and a 12mm reinforcement bar costs around N9,800 per length.

A standard two-bedroom bungalow in Lagos now costs between N25 million and N35 million, excluding land. Outside Lagos and Abuja, a decent two- or three-bedroom bungalow may cost around N20 million. Completing a house quickly on that salary is unrealistic. The smarter approach is to build gradually and sustainably.

Location matters

Buying land and building in prime areas of Lagos or Abuja is generally more expensive than in smaller cities, towns and developing communities. However, affordability should not come at the expense of due diligence. Before buying land, confirm its ownership, title, planning requirements and development status to avoid costly disputes.

For Nigerian salary earners, homeownership is a marathon, not a race. Do not take on the burden of a N50 million property just because friends or relatives are building bigger homes. Buy legitimate land when financially possible, save consistently, prepare a realistic bill of quantities and complete one construction stage at a time. With patience and discipline, building a house on N300,000 to N500,000 monthly is achievable without putting unsustainable pressure on your household.
