5 cheapest areas to rent a self-contained in Lagos as rents keep rising

Finding a self-contained apartment in Lagos for between N150,000 and N250,000 is now a tough search, with average rents in the cheapest areas mostly above N250,000. Tenants are being pushed to outskirts such as Ikorodu, Agege, Badagry, Alimosho and Abule-Egba to find anything close to that range.
A 2026 housing survey cited in this report shows self-contained apartments in these relatively cheaper areas start from around N250,000 and above. Actual asking prices can be even higher. So a genuine self-contained unit within N150,000 to N250,000 requires serious effort, and likely sacrifices in location, building age and facilities.
Ikorodu, Agege and Badagry
Ikorodu is one of the first places budget-conscious renters should consider. A self-contained apartment there typically goes for N200,000 to N450,000 annually, depending on location and property quality. For below N250,000, a tenant will likely get an old building or a property in a less-developed area. The attraction is affordability compared with central Lagos, but tenants working on Lagos Island will spend more on transport and commuting time.
Agege is another key location. Housing data put self-contained rents there at N200,000 to N350,000 based on 2026 estimates, though some newer estimates place the lower end considerably above N350,000. Renters looking for N150,000 to N250,000 must be ready to consider older buildings and properties farther from major roads.
Badagry offers a relatively lower rental market and a better chance of negotiating or finding older accommodation. The trade-off is distance, especially for people whose jobs or businesses are around Ikeja, Lagos Island or other parts of the mainland.
Alimosho, Iyana-Ipaja and Abule-Egba
Alimosho covers communities such as Iyana-Ipaja, Ipaja, Egbeda, Ayobo, Ikotun and Igando. Recent rental guides identify the broader Alimosho and Iyana-Ipaja axis as some of Lagos' cheaper housing markets, with self-contained apartments starting at around N250,000 or above. A unit priced between N150,000 and N250,000 should be seen as a great bargain, not the average market price.
Areas around Abule-Egba are also well known for budget-friendly accommodation. Current housing information places Abule-Egba and several outer mainland locations, including Agege and Ipaja, among areas where renters may still find relatively cheaper apartments. Properties located away from major transit routes can sometimes be more affordable.
What this means for renters
The Lagos State government plans to introduce monthly and quarterly rent payment options to ease the strain on residents. Housing Commissioner Moruf Akinderu-Fatai said the policy aims to make housing more affordable by providing flexible payment methods. He added that a pilot phase is being developed in consultation with landlords and other stakeholders.
For naira-conscious tenants, the message is clear: the N150,000 to N250,000 self-contained is now a bargain in Lagos, not the standard. Renters must weigh transport costs and building age carefully, while the planned rent payment reform could offer some relief if it takes off.
