Where to find affordable rent in Lagos as prices keep rising

Rents are still climbing across Lagos, but tenants willing to live farther from the central business districts can find cheaper homes in the outer Mainland and satellite communities. The most budget-friendly areas include Ikorodu, Badagry, Ikotun/Igando, Agege, Abule Egba and Ojo.

Lower land values and greater distance from commercial hubs like Lekki, Ikoyi, Victoria Island and Ikeja help keep rents down in these locations. Recent 2026 rental guides place self-contained apartments in some of these areas from roughly N200,000 to N500,000 annually, while two-bedroom apartments can start from about N600,000 in certain neighbourhoods.

What budget renters can expect

Ikorodu remains one of the better known budget destinations, especially for households ready to trade proximity to central Lagos for lower housing costs. Typical estimates put rooms and self-contained apartments around N250,000 to N450,000 annually. Mini-flats can range from about N400,000 to N700,000, while two-bedroom flats may fall within N600,000 to N1.2 million, depending on the neighbourhood. Current PropertyPro listings also show two-bedroom apartments in parts of Ikorodu advertised around N800,000 to N1.2 million annually, though some properties are considerably more expensive.

Badagry is another option for tenants prioritising affordability over proximity to central Lagos. Rooms and self-contained apartments can be found at the lower end of the market, and mini-flats and two-bedroom homes generally remain cheaper than comparable properties in many central districts. The main trade-off for residents is commuting distance, particularly for people who work or attend school far from home.

Ojo offers relatively affordable accommodation, with rooms and self-contained units estimated around N180,000 to N350,000, mini-flats around N300,000 to N600,000, and two-bedroom flats around N500,000 to N900,000. Agege and Abule Egba also continue to attract renters looking for lower costs without moving too far from the traditional Mainland. Depending on the street and property, rooms and self-contained apartments can cost roughly N200,000 to N400,000 annually, while mini-flats may range from N350,000 to N700,000. Two-bedroom flats can fall between N600,000 and N1.1 million.

Ikotun and Igando are also popular among budget-conscious tenants, with estimated annual rents of about N250,000 to N450,000 for rooms or self-contained units, and N600,000 to N1.3 million for two-bedroom flats.

Look beyond the rent figure

While cheaper accommodation can ease the strain on household budgets, tenants must consider transportation, road conditions, electricity, water supply, security and other recurring costs before choosing a neighbourhood. Rent is only part of the total cost of moving into a property. Agency, legal, caution and other charges can significantly increase the amount a tenant needs upfront.

For renters, the cheapest advertised property is not always the cheapest option in the long run. Comparing the total annual housing and transportation costs gives a more realistic picture of affordability.

Residents in different parts of Lagos say the rising cost of renting homes has become overwhelming. Many now say rent takes up almost half, or even more, of their yearly income, well above the global recommendation of 30 percent. That signals deeper problems in the housing system, not just a short-term increase, and it underlines why these cheaper outer-Mainland areas remain so important for Lagos households.
